Soft-washing also removes little black lichens and other growths that can't be removed by pressure washing alone. We use two chemicals when soft-washing our customer's properties, whether that is their roof, driveway, patio, render, wooden cladding, decking, etc... one chemical is Sodium Hypochlorite which first cleans the surface removing all unwanted growths such as algae, moss, lichens, etc... and provides same-day instant results. The second chemical is DDAC (Didecyldimethylammonium chloride) which is the main ingredient found in the soft-washing biocide that we use. This biocide can solely be used to clean your property at a cheaper cost than the Sodium hypochlorite however it slowly cleans the infected surface taking up to 6-12 months before the surface will be completely clean. This chemical really comes into its element when used post clean as it continually cleans the surface long after we have left. It provides residual protection to prevent any nasty micro-organisms growing back and killing any of those that remain. There is some cases where the biocide is the right choice to solely use. As every property and surface is different, so to get the best clean different methods are needed depending on your properties needs. We find that combing pressure washing, when possible, with soft-washing can provide amazing long-lasting results.
